The present article aims to emphasize the importance or real estate publicity, by protecting the static and dynamic security of the civil circuit in regard to immobile goods. It also describes the importance of the effect of the constitutive of rights principle, which is believed to be the most important of the land registry principles, as regulated by the Civil Code and which provides the publicity system a certain power and judicial importance, as opposed to the mere registration in the land register which only provides opposability to third parties.
